Tender Appointment

Had our tender appointment today. Had to take time off work to travel all the way to Kellyville. Close to 1hr each way, the weather was pretty hot too!

Anyway, tender appointment went quite smooth. It also meant that we find out our soil report. It came back as H1 class slab. This meant some additional site costs in the tender.

Site costs:

Approx 3.2k for H class slab.
Approx 1k for spoil removal

Council & Other Req:

Approx 1.3k - Provide a Water Service Coordinator (WSC) Building Plan Approval due to Sydney Water Quick Check being unable to determine water & sewer requirements

Developer/Estate Req:

$626 - NBN connection
$635 - Maroka textured paint finish to front porch piers and wall
$800 - Landscape plan


Overall happy with site costs, however the WSC approval was a bit of a surprise. The tender presenter pointed out that we may be impacted by the sewer at the back of the lot. We discussed options and he mentioned that Sydney water do allow building over sewer however there may be additional costs to encase the sewer and include additional/deeper piers. I was advised that in order to do this, we would need to pay the 1.2k for the engineers to locate sewer and draw up plans. Was a bit suspicious of this but decided to pursue later since we had 7 days to review the tender. 

Regarding landscape plan, we could have probably gone for a cheaper one elsewhere or done it ourselves. However, I didn't want to bother with it too much and thought that it would be quicker via EB. 

Overall happy with the tender. Just the sewer to pursue.
