PCI

Had our PCI today. It went surprisingly smooth. Had a list with me which was shared on the home one forums. Most of the issues were relating to paint and plasterboard. Nothing really major. 
The one to point out again was the feature tile in the ensuite which they ran out of and haven't fixed yet. SS took a note and sent email.

Basin in WC also still outstanding. Painters and silicon guys will still need to complete some marked areas.

Howards will be doing their inspection tomorrow. Tyrells apparently coming in today. Will be interesting to see the reports.

Electricals & Fittings

Visited the home on another very hot day yesterday. House is now securely locked and no entry is possible. We had a quick look through the windows and saw that all our electrical connections had been done. The plugs for TVs are looking great. The lights have also been fitted with small bulbs, also outside powepoint is there. Gas points are where they are supposed to be.

Bathrooms are also looking good. Semi frameless showers look a lot better than I remember them. I thought they would have more of a frame but most of frame is up the top and bottom. Tap fittings are also looking good. Didn't get to see the WC basin and tap (this was an addition), hoping that has been installed too.
It is really starting to look like a home now.

From our calculations we seem to only have the following left before PCI.

1. Carpets
2. Flyscreens
3. Driveway & portico

Paint works

Visited the site over the weekend and it was good too see that some work had been done.
Most of the paintwork seems to be completed now. The house looks much more fresh and bright, whereas before the paintwork it looked quite dull. We visited around 6pm and it looked pretty bright now even at that time of the day.

Internal works:
- All internal doors painted
- All walls painted
- Front door painted/stained

External works:
- Downpipes painted (dark Monument)
- Eaves painted (paperbark)
- Front maroka seems completed (Paperbark colour on bricks)
- Alfresco ceiling and timber supports painted (paperbark)

This week we are expecting electricians and plumbers to be on site. They will fit off switches, taps, toilets etc.

Paint work started

We visited the site over the weekend and paint work has commenced. There were two guys working away at our walls and internal doors. Looked like they had got through a fair bit of work, not sure when they started since they didn't have too much english. One of them was kind enough to show us the other paint that they were going to use which was the 'Crisp White' colour we had chosen for the cornices, architraves and door linings.

Seems everything is on track for the dates mentioned by the SS. We will see how things progress in the coming weeks. Biggest work left would probably be the driveway and portico paving as well as the driveway cross-over.

From the inside we also noticed that the feature tile strip in the ensuite doesn't go all the way to the top. However, the main bathroom feature tiles go all the way. I checked our paperwork and there's no specific mention of the feature tile not going all the way. So will be pointing this out to SS.

Expected PCI and handover dates

Found out the expected final inspection and handover dates from the SS this morning.

PCI - 18th February
Settlement/handover - 26th February
Appliances delivery - 27th February

I forwarded this information to the flooring guy as well as H&K Ryan so that they can inspect the property on PCI date.

We are getting pretty excited now that the dates are fast approaching. There's a lot to do after handover so need to get organised and prepared.

Happy 2014!

My first blog post for the year. Happy NY to everyone :-)

Well the year has started with a little bit of activity. I've been back at work for a week and things haven't changed, work is still busy and I've only just got around to visiting the house today. Our kind neighbor had been providing live updates throughout the week (thanks bans!). It seemed that the tiler was at our place and the alfresco was levelled and then tiled. Obtaining this information mid-week made me think and hope that he had also done some work inside the house, more specifically the kitchen, bathrooms, WC and laundry. Rest of the house will be bamboo floors and carpet so no tiling on the floors.

Well I had to see for myself, and to my surprise those tiled sections were complete! Here are some pics that I snapped to share:

Schedule update

Just received an update from the SS as I was wondering what else was happening before the xmas break.

  • Carpenter starts on Friday (13/12)
  • All doors, skirting etc and Waterproof to wet areas on Monday (16/12)
  • Kitchen vanities on Tuesday (17/12)
  • Tiler starts end of next week
 All I can say is "oh my gosh! If they can get through all these before the break then we are looking at an early handover :-) SS still hasn't told us handover date, I think he is planning to surprise us....
